But where is the greatest pressure concentrated? A report by Idealista analyzed the most requested provincial capitals in Italy for housing rentals in the second quarter of 2026.

Among the most requested provincial capitals in Italy for rental homes from April to June 2026, Rimini ranks second in the national ranking with a relative demand index of 38.83, behind only Bolzano. Then in Emilia-Romagna, Forlì enters the top 10 at 10th place (21.84), followed by Ravenna (13th, 20.98) and Reggio Emilia (22nd, 17.86). Above the national average of 13.03 are also Piacenza (36th, 14.38) and Modena (46th, 13.40). Bologna ranks 54th (12.26).

Flavio Di Stefano, editor of Idealista News, told us about this study, which analyzed only the provincial capitals. “The report is based on the relative demand index that summarizes the pressure of demand on the rental market. So on the interactions that users looking for a home have and how they react to online listings.” For this reason, “Bologna, which is the main market in the region, has a very low index (12.26) compared to Rimini (38.83). Despite having a far greater availability,” adds Di Stefano. Another element that can explain Bologna’s low ranking “is seasonality. The second quarter of the year is not the period when people look for a home under the Two Towers, looking at the sites,” concludes the journalist.
